Use the main action when needed. SDLT is charged on the portion of the price in each band: 0% to £125,000; 2% £125,001–£250,000; 5% £250,001–£925,000; 10% £925,001–£1,500,000; 12% above £1,500,000. First-time buyers pay 0% to £300,000 and 5% on £300,001–£500,000, and lose the relief above £500,000. Owning another residential property adds 5% to the price; being a non-UK resident adds a further 2%.
A £295,000 home in England or Northern Ireland pays £4,750 in SDLT: 0% on the first £125,000, 2% on the next £125,000 (£2,500) and 5% on the final £45,000 (£2,250).
Covers England and Northern Ireland only — Scotland uses Land and Buildings Transaction Tax and Wales uses Land Transaction Tax. Assumes a single residential purchase at standard rates, with no linked transactions and no leasehold net-present-value tax. This is an estimate, not tax advice.
